Use this stamp duty calculator to estimate residential property transaction tax in the UK. It covers Stamp Duty Land Tax in England and Northern Ireland, Land and Buildings Transaction Tax in Scotland, and Land Transaction Tax in Wales using residential bands checked against official sources in May 2026.

What this stamp duty calculator does

The calculator estimates the tax due from:

  • Property price.
  • Property location.
  • Buyer type, including main home, first-time buyer, and additional-property scenarios.
  • Whether an additional-property purchase is replacing a main residence.

It then shows the estimated tax, effective rate, total cost including tax, and band-by-band calculation.

How it works

UK property transaction taxes are charged in slices. You do not normally pay one headline rate on the full property price. Instead, each portion of the price is taxed at the rate for that band.

For England and Northern Ireland, the calculator estimates SDLT using main-home, first-time buyer, and additional-property residential rates. For Scotland, it estimates LBTT and includes the Additional Dwelling Supplement for additional properties. For Wales, it estimates LTT using the main and higher residential rates.

Example calculation

For a 300,000 main-home purchase in England or Northern Ireland, the calculator applies:

  • 0% on the first 125,000.
  • 2% on the portion from 125,001 to 250,000.
  • 5% on the portion from 250,001 to 300,000.

The result is an estimated SDLT bill of 5,000.

How to use the result

Use the estimate when planning a deposit, moving budget, or affordability check. Stamp duty and devolved property taxes are usually paid shortly after completion, so the cash needs to be available alongside your deposit and fees.
