How it works
For buying scenarios, the calculator estimates residential property transaction tax using the selected UK location and buyer type. It then adds the entered conveyancing, survey, valuation, and mortgage fee estimates.
For selling scenarios, it estimates estate agent fees from either a percentage of the sale price or a fixed amount, then adds selling conveyancing and EPC costs.
For moving logistics, it uses bedrooms, move distance, and removals option to estimate the removals cost, then adds the extra amounts you enter.
Example calculation
For a buyer and seller with a 300,000 purchase, a 280,000 sale, a main-home purchase in England or Northern Ireland, and a 10% contingency, the total combines:
- Property tax and buying fees.
- Estate agent, legal, and EPC selling fees.
- Removals, packing, cleaning, storage, and mail redirection.
- A 10% buffer on the subtotal.
