Use this commercial stamp duty calculator to estimate UK non-residential property purchase tax. It covers SDLT in England and Northern Ireland, LBTT in Scotland, and LTT in Wales using commercial property bands checked against official sources on 20 May 2026.
What this commercial stamp duty calculator does
The calculator estimates tax from:
- Commercial or mixed-use property price.
- Property location.
It then shows the estimated tax, effective rate, total cost including tax, and a band-by-band breakdown.
How it works
Commercial property transaction tax is charged in slices. Each part of the purchase price is taxed at the rate for that band rather than one rate being applied to the full price.
For England and Northern Ireland, the calculator uses non-residential SDLT bands. For Scotland, it uses non-residential LBTT bands. For Wales, it uses non-residential LTT bands.
Example calculation
For a 275,000 commercial property in England or Northern Ireland, the calculator applies:
- 0% on the first 150,000.
- 2% on the portion from 150,001 to 250,000.
- 5% on the portion from 250,001 to 275,000.
The result is an estimated SDLT bill of 3,250.
